Easements:

Easements can be removed under certain circumstances such as non-use for a period of years or if the relevant authority (water or sewerage etc.) don’t actually have a pipe in the easement and they do not require the easement for future use etc. Therefore, freeing up extra land on the property for further development
Restrictions/Covenants:
- Creation
- Removal
- Variation
An example of a restriction is a single dwelling covenant on the Certificate of Title. This type of restriction only permits a single dwelling to be erected on that property. It is common for property developers to attempt to have this restriction varied or removed therefore allowing the site to be developed for multiple units etc.
